We provide asbestos removal, testing and disposal support across Townsville, beginning with a clear scope and a free on-site quote for removal work. Corrugated asbestos cement roof sheeting is the local hero service, followed by wall and cladding removal and testing.
The Townsville local government area contains roughly 38,600 residential buildings likely to contain asbestos-containing material, out of about 74,500 residential buildings in total. If you are planning to renovate, repair storm damage or remove older sheet materials, it is sensible to establish what is present before the material is disturbed.
Our work is planned around the material, the property and the applicable licensed removal requirements, rather than a generic demolition approach.
Asbestos in Townsville homes
Pre-1980: built before the post-Cyclone-Althea wind loading code changes, so these homes are both cyclone-vulnerable and highly likely to contain asbestos cement products. Pre-1990: asbestos was still in use in Australian building products. 2003: total national ban on asbestos.
These dates are a useful risk framework, not a substitute for a sample result. Our testing and inspection service can provide laboratory evidence before work starts.
Common local materials include:
- Corrugated asbestos cement roof sheeting, the primary removal job in Townsville.
- Fibro external wall cladding, especially on post-war low-set homes.
- Under-house enclosures and laundry walls on high-set Queenslander homes, where fibro sheeting was used to close in the space beneath the house. This is a distinctly North Queensland job type.
- Eaves and soffit linings.
- Fibro sheds, garages and carports.
- Vinyl floor tiles and their adhesive backing.
- Internal wet-area linings in bathrooms, laundries and kitchens.
Why use a licensed removalist?
A Class A licence is required for friable asbestos in any amount, and also permits non-friable removal work.
A Class B licence permits removal of more than 10 square metres of non-friable (bonded) asbestos. Licensed removal work must be notified to WHSQ at least 5 business days before it begins.
Under the Public Health Regulation 2018 (Qld), a homeowner removing more than 10 square metres of bonded asbestos from their own residential property, which is a non-workplace, must either engage a licensed removalist or hold the required competency. This is enforced by local government, not by WHSQ, and it differs from the rules in other states.
Licensed removal work requires planning for safe handling, containment and disposal. That matters for homes as much as workplaces, especially where older roof or fibro sheeting will be disturbed.
In Coopers Plains, December 2023, a handyman was fined $5,000 and gave a $25,000 two-year court undertaking after using a high-pressure hose to clean an asbestos roof. High-pressure cleaning and similar destructive treatment should not be used on suspect asbestos cement sheeting.

Start with the right information
Asbestos cement, fibro, bonded and friable describe materials and conditions that need different decisions. We do not rely on a material’s appearance alone when the result will affect a renovation or removal plan. Testing can establish whether a particular sample contains asbestos, while an assessment can consider several materials across a property.
For removal, the practical questions are where the material is, how much is involved, its condition, how it can be accessed and what other work is planned. A roof replacement, wall renovation or under-house conversion can all expose older sheeting that has been left undisturbed for many years. Identifying that possibility early gives the project a clearer path.
Once the scope is known, we can discuss removal, packaging and disposal, plus the relevant inspection and clearance steps. Use the links above to compare individual services, or request a free on-site removal quote so the work can be considered at the property rather than guessed over the phone.
